3.) Site construction

Immediately following permits

As soon as the building permits are being obtained, the urbanization of the site will commence. Putting in place of public utilities will occur at this stage.

 

4.) Villa construction

12-15 months following contract

Turn-key construction of the villas, vegetation plantation and polishing of the vicinity.

1.) Investor pre-sale

30% price advantage

We are providing sharp-witted purchasers an exceptional pre-release phase, where they can acquire the villas at 30% price advantage over the finished market price. This sales phase begins once the building permits are obtained but before the concluding execution planning is being completed.

 

2.) Public pre-sale

15% price advantage

Following the investors’ round, we are opening the sales for the general market. At this stage, it is so far possible to get a 15% price advantage over the final market price. Public pre-sale will happen once all the details are finalized and all the permits are acquired and execution plans are completed.

3.) Development phase

5% price advantage

As we are getting closer to the completion of the properties, the price advantage for late buyers starts to vanish. The last possibility for the general public to get the villas - if there are any left - at a more advantageous offering than market price is in the course of the development period.

 

4.) Completion phase

No price advantage

Once the development is completed, the remaining villas - if there is any left - are released at market price. At this stage investors who bought their property have already realized a 30%+ price increase over their invested capital.

Payment

 

Deposit

20% payment

Based upon signing the deposit contract and paying the deposit fee, future owners will start the most exciting process which is the customization of their villa. During this phase the floor plans, the finishing materials, the customization and personalization options will be finalized with our architects and managers.

 

1st installment

30% payment

By the end of the customization step, the final shape and character of the villa is established. Based on this finalized structure, signing the final contract and paying the 1st installment fee will start over the construction. By the end of this phase the villa will be structurally complete.

2nd installment

30% payment

In this stage the major form of the villa is already taking place and the beauty of the building starts to show. According to the second installment the final construction steps are taking place and the villa is at its finishing point. There is already a remarkable 25% increase in market value in this step.

 

3rd installment

20% payment

The last installment is due at the time that the villa is completed and the plantation of the gardens together with the public spaces is finished. At this phase owners get the living permit and the keys of their newly built villa. All the early bird investors make a 30%+ gain over the market by the time their villa is completed.
